Commercial Inspections & Replacement Cost Appraisals

Commercial Insurance Inspections

Replacement Cost Appraisal - Insurance Appraisal

Documents the construction features of the subject property's improvements and provides the estimated replacement cost of the insurable improvements in the event of a total catastrophic loss due to an insurable cause. Replacement Cost Appraisal are calculated based on current industry and market conditions and are sourced from MSB Commercial Express, the industry standard valuation software.


Also known as Insurance Replacement Cost Estimates, Replacement Cost Valuations or Insurance Appraisals.

Wind Mitigation Inspection -Building Type II and III

Documents the subject property’s wind mitigation construction features that help protect the structure and its occupants from heavy wind and/or rain experienced in a hurricane or storm. This inspection can result in discounts on your insurance premium. 


Applicable to personal residential condominium unit owners or Commercial Residential applicants seeking mitigation credits in buildings with four or more stories. 


 MIT-BT II & III 

Windstorm Protective Device (WPD)- Proof of Compliance

Documents the existence of opening protections and devices.  


Applicable to commercial non-residential buildings. 


WPD-1C Form

Uniform Mitigation Verification Inspection

Documents the subject property’s wind mitigation construction features that help protect the structure and its occupants from heavy wind and/or rain experienced in a hurricane or storm. This inspection can result in discounts on your insurance premium.


Applicable to one-to-four-unit residential dwellings, including apartments and condominiums; Residential buildings with one-to-three stories, including five or more unit apartments and condominiums.  


OIR-B1-1802 Form 

Commercial Electrical Inspection

Documents the age, type, and permit history of the electrical system to verify the electrical system is updated or in good working condition. 


Applicable to commercial residential and commercial non-residential buildings constructed in 1975 or earlier. 


CL-CEF Form

Roof Condition Certification Inspection

Documents the age, condition, remaining useful life, and permit history of each roofing system.


Applicable to commercial residential and commercial non-residential properties.


CL-RCF Form


Multi-Peril Inspection Package

Complete inspection package with all required inspections for multi-peril insurance policies.  


Applicable to Commercial Residential/ Non-Residential properties.

Commercial Property Inspections

Property Condition Assessment (PCA) ASTM E2018-24

A detailed investigation of a commercial property and its building systems to identify observable physical deficiencies.  This report is typically required by banks/ lenders, loan officers, asset managers, property managers, or other professionals requiring a detailed property condition report that is completed to the ASTM E2018-24 standard.  

Standard Pre-Purchase Property Inspection

Evaluates the major building systems (Structural, Mechanical, Electrical, Plumbing, and Roof) to document their condition and verify that they are in working order.  This inspection provides the prospective or current owner of the property with a report that outlines all major building systems and their condition.  Any deficiencies will be documented along with estimated repair costs.   

Indoor Air Quality / Mold Testing

A mold assessment involves a physical walk-through of the property to identify and document conditions that are conducive for mold growth.  A minimum of three air-quality samples (one exterior control and two interior samples) will be collected and laboratory tested to determine the indoor air quality (IAQ) and fungal ecology of the indoor air.  Surface samples of any mold-like substance may be taken as well.  Toxic mold can have harmful effects on the health and should be taken seriously. 

Thermal Imaging (Aerial)

An FAA licensed unmanned aircraft systems (UAS) remote pilot will conduct an aerial survey using the latest advanced thermal imaging drone technology to evaluate the property as required by the client.  Our licensed professionals utilize advanced thermal drones to identify and evaluate deficiencies pertaining to the subject property, such as structural integrity issues, building envelope issues, roof inspections.  We also offer non-aerial thermographic inspections for interior areas.
